The Property

- 119.062 acres.

- Over 100 acres of buildable ground.

- The Jordan River borders the east side of the project, with a 150' buffer owned by the City of South Jordan.

- 30% of open space required throughout the project.

- 35-acre park boarders the south end of the project owned by the City of South Jordan.

Roads, Trail and Entry Features

- 86' four-lane public road to be constructed through the project.

- Two 66' two-lane roads to be constructed through the project. - Two round-a-bouts for speed control.

- Nearly 5 miles of finished pedestrian trials.

- Over a mile of equestrian trails. - Trails will be open to the public.

Buildings

- Entitled to construct up to 1,725,620 sq. ft. of Class A office space.

- Minimum building footprints of 12,000 sq. ft. (exception to banks and free standing restaurants).

- Maximum building footprints of 30,000 sq. ft. can be amended (exception to banks and free standing restaurants).

- Building may not exceed six stories and must be at least 2 stories (exception to banks and free standing restaurants).

- Minimum lot size is 2 acres (exception to banks and free standing restaurants).

- Allowable exterior building material shall conform to local OS Zone requirements (not to exceed 75% glass utilizing coated glass products).

Parking

- Anticipates five parking stalls per 1,000 sq. ft. of net leasable space.

- Anticipates some structured parking.

- Structured parking may not exceed two-stories.

Special Improvement District (SID)

- Created pursuant to Utah Code Anno. $$ 17A-3-201, et seq. (1953, as amended).

- Approved by the City of South Jordan.

- Includes all public streets, public street lighting, storm drains, water distribution systems, trails, restroom facilities, fencing, public parking, pedestrian bridges, river bank restoration and stabilization, traffic signals, entry features and associated landscaping.

- SID estimated at $7,832,898.

Economic Development Areas (EDAs)

- Two EDAs have received provisional approval from the City of South Jordan.

- The EDAs will encourage and assist economic development of the project and will stimulate new construction and high-quality development in and around the project.

- The EDAs will strengthen the tax base and economic health of the South Jordan City area, the County and the entire State of Utah.

- The EDAs will provide tax increment funds for the construction of 11400 South and other infrastructures associated with the project.
